What Is Moisture Intrusion Testing?
Moisture is the single biggest factor behind almost every mold problem. Moisture intrusion testing uses calibrated moisture meters and humidity readings to measure exactly how much water is present in drywall, wood framing, subfloors, and other building materials, and to trace where that moisture is actually coming from, whether that's grading, roofing, plumbing, condensation, or something else.
This is a different kind of service than a Basic Mold Inspection. It's built for situations where moisture is the primary question, not just one factor among several, whether that's a stain that keeps coming back, a musty smell with no visible mold yet, or a pre-purchase concern about a specific area of a property.
What's Included
We take moisture readings at the areas most likely to be affected, walls, subfloors, ceilings, and crawl spaces, using both pin and pinless meters depending on the surface. Where readings are elevated, we work to trace the source rather than just noting the number.
If mold sampling is warranted based on what we find, we can add that to the same visit. Every visit ends with a written report that documents exact readings, locations, and our assessment of the likely source, not just a pass or fail.
Because we don't perform repairs or remediation, there's no incentive to overstate what a moisture reading actually means. If a wall reads dry, that's exactly what the report says.

How is this different from FLIR Thermal Imaging?
Thermal imaging is a non-invasive scan that flags temperature patterns suggesting moisture. Moisture intrusion testing takes direct, quantified meter readings at specific points, which gives you an exact number rather than a visual pattern. The two are often used together.
Will you tell me what's causing the moisture?
We'll give you our best assessment of the likely source based on the readings and what we observe, but we don't perform repairs, so the final diagnosis and fix would come from a licensed plumber, roofer, or contractor as needed.
