Why We Only Test, and Never Remediate
Most of the mold industry is built around a conflict most homeowners never think to ask about: the company that tells you how bad your mold problem is often the same company that gets paid to fix it. That's not necessarily dishonest, but it's a structural incentive that shouldn't exist when you're trying to get an objective answer about your own home.
West Coast Mold Test exists specifically to remove that conflict. We perform testing and inspection only. We never have, and we never will, offer remediation, cleanup, or repair services. When we hand you a report, there is nothing in it for us either way, which is exactly the point.
What We Don't Do

Who We Serve
We work with residential homeowners across LA County, from first-time buyers wanting pre-purchase documentation to longtime homeowners investigating a musty smell or a past leak. We also work with landlords, property managers, and commercial building owners who need defensible, third-party documentation for tenant disputes, lease renewals, insurance claims, or property sales.
How We Approach Every Inspection
Every inspection starts with a full visual and moisture assessment of the property, focused on the areas most likely to hide a problem: bathrooms, kitchens, attics, crawl spaces, and anywhere with a history of water intrusion. Where sampling is warranted, we collect air and surface samples using standard industry protocol and send every sample to a certified third-party laboratory. We don't run our own in-house lab, and we don't estimate results by eye.
Once results come back, we walk you through your written report directly, in plain language, so you understand exactly what was found and what it means, without a follow-up sales call attached to it.
Why It Matters Who Answers the Phone
Most people searching for a mold inspector aren't experts in mold, they're just worried about their home or their tenants and trying to figure out who to trust. That uncertainty is exactly what a company with a remediation arm can quietly take advantage of, whether or not that's the intention. We built West Coast Mold Test so that question never comes up. There's no cleanup crew waiting in the wings, no incentive baked into the business model, and no reason for a report to say anything other than what the lab actually found.
That's a deliberate, structural choice, not a slogan. It shapes how we scope every visit, how we write every report, and how we answer every question you ask us on the phone before we ever step foot in your home.
