What Is Leak Detection?

Leak detection identifies whether an active or hidden leak actually exists, and roughly where it's located, without opening up walls or floors first. We use visual inspection, moisture meters, and thermal imaging together to narrow down the likely source, whether that's a plumbing line, a roof penetration, a window or door seal, or a slab leak.

This is often the first step for homeowners who notice a water bill spike, an unexplained damp spot, or a sound of running water with no obvious cause. Getting an independent answer before calling a plumber or contractor means you know what you're actually dealing with, and can get an accurate quote instead of a guess.

How the Process Works

We start with a visual inspection of the areas most likely to be affected, then use moisture meters and thermal imaging to check for signs consistent with an active leak. Where a slab leak is suspected, we can also coordinate specialized acoustic detection equipment to help narrow down the location further.

You receive a written report documenting what we found, where, and our assessment of the likely source. If mold sampling makes sense based on what we find, we can add that to the same visit.

We detect and document, we don't repair. That separation means our findings aren't shaped by an interest in selling you a repair job afterward, whether the news is good or bad.

Can you tell me for certain where the leak is?

In most cases we can narrow it down to a specific area or fixture. Some situations, particularly slab leaks, may require a plumber with specialized locating equipment to pinpoint the exact spot once we've confirmed a leak is present.

Do you fix the leak once you find it?

No. We detect and document only. Once we've confirmed a leak and its likely location, you'll want to bring in a licensed plumber, roofer, or contractor to make the repair.

How quickly can you schedule a visit?

Should I get mold testing at the same time?

If the leak has been going on for a while, it's worth considering. We can add mold sampling to the same visit if it makes sense based on what we find.
