Mold Testing Services in Los Angeles
Four services, each built around a specific real-world reason LA County homeowners and property managers need independent mold testing.
Not every mold concern needs the same approach. A homeowner noticing a musty smell in a bathroom needs a different starting point than a property manager confirming a unit is clear before re-renting it, or a buyer wanting documentation before closing on a home where remediation happened years ago. That's why we don't run one generic inspection for every situation. Each of the four services below is scoped to a specific, common reason people actually call us, so you get testing that matches what you're really trying to find out, not a one-size-fits-all checklist.
Not sure which one applies to you? Most people aren't, and that's fine. Call us, describe what's going on, whether it's a smell, a stain, a past leak, symptoms, or a real estate deadline, and we'll point you to the right service, or tell you honestly if testing isn't necessary at all.

Learn More →The Same Independent Process, Every Service
Whichever service brings you here, the underlying process is the same: full visual and moisture assessment, certified third-party lab analysis where sampling is warranted, and a plain-language written report. We never perform remediation, so there's never a reason for us to find more than what's actually there.
That consistency matters because it means the service name on this page is really just describing the situation you're in, not a different level of rigor. A residential inspection isn't a lighter version of a commercial one, and a clearance test isn't a shortcut version of a full inspection. Every visit gets the same standard: assess what's actually there, sample when sampling is warranted, and send you a report you can act on, not one you have to interpret on your own or take on faith.
We also don't treat any of these four services as an upsell path into another. If you call about residential testing and it turns out air quality testing is the better fit, we'll tell you that upfront rather than steering you toward whichever service is more profitable. That's the same independence principle that keeps us out of remediation, applied one level down, and it's worth knowing about before you pick up the phone.
