Mold Testing Services in Southern California
Five services, each built around a specific real-world reason Southern California homeowners and property managers need independent mold testing.
Not every mold concern needs the same approach. A homeowner noticing a musty smell in a bathroom needs a different starting point than a family wanting a deeper environmental health picture, a buyer wanting documentation on a suspected leak behind a wall, or someone with a recurring damp spot who wants an exact moisture reading instead of a guess. That's why we don't run one generic inspection for every situation. Each of the five services below is scoped to a specific, common reason people actually call us, so you get testing that matches what you're really trying to find out, not a one-size-fits-all checklist.
Not sure which one applies to you? Most people aren't, and that's fine. Call us, describe what's going on, whether it's a smell, a stain, a suspected leak, or symptoms, and we'll point you to the right service, or tell you honestly if testing isn't necessary at all.
Basic Mold Inspection
A thorough evaluation for visible mold, odors, or general concern, with air sampling and a written report.
Learn More →Total Home Health Inspection
A deeper environmental health inspection for families concerned about mold and its byproducts.
Learn More →FLIR Thermal Imaging
Non-invasive thermal imaging that reveals hidden moisture behind walls before it becomes visible mold.
Learn More →Moisture Intrusion Testing
Direct, measured moisture readings that identify where water is getting in before it becomes a mold problem.
Learn More →Leak Detection
Independent detection for active and hidden leaks, so you know what you're dealing with before calling a contractor.
Learn More →The Same Independent Process, Every Service
Whichever service brings you here, the underlying process is the same: full visual and moisture assessment, certified third-party lab analysis where sampling is warranted, and a plain-language written report. We never perform remediation, so there's never a reason for us to find more than what's actually there.
That consistency matters because it means the service name on this page is really just describing the situation you're in, not a different level of rigor. A basic inspection isn't a lighter version of a home health inspection, and thermal imaging isn't a shortcut version of a full inspection. Every visit gets the same standard: assess what's actually there, sample when sampling is warranted, and send you a report you can act on, not one you have to interpret on your own or take on faith.
We also don't treat any of these five services as an upsell path into another. If you call about a basic inspection and it turns out a home health inspection is the better fit, we'll tell you that upfront rather than steering you toward whichever service is more profitable. That's the same independence principle that keeps us out of remediation, applied one level down, and it's worth knowing about before you pick up the phone.
